How it works

A file moves from documents to a named outcome.

The outcome might be a rescission notice, a developer program you can actually accept, a negotiated release, a referral to a law firm, or a clear statement that the path you hoped for is not the one the contract allows.

1. The case review

You tell us the resort or developer, about when you signed, the kind of interest if you know it, and whether maintenance is current, behind, or in collections. That is enough to say whether a document review is worth doing. It is not enough to promise a result, and we will not pretend it is.

If you signed within the last two weeks, say so immediately. Rescission windows are measured in days. Those files go first.

2. The documents

We do not ask for them in the web form. A form is a poor place for a contract, and it is a worse place for a Social Security number. After the review request, we tell you how to send the papers. The useful set is short:

  • The purchase agreement, including the signature pages and any cancellation paragraph
  • The deed, certificate, or membership agreement
  • The last two maintenance or club statements
  • Any loan or financing agreement
  • Letters from the developer, the HOA, or a collector
  • If you already hired an exit company: their contract, proof of payment, and any power of attorney

3. The written assessment

The assessment names one or more of these, in plain language:

  • A rescission window that may still be open, and how notice has to be sent.
  • A developer exit or deed-back program, including the fee and what it does not release.
  • A negotiated release, and the facts that make a developer more or less likely to talk.
  • A referral to an independent law firm, which you would hire directly if you want legal work done.
  • A recommendation to do nothing yet, when acting would make the file worse.

Timeshare Cancellation Partners is not a law firm. The assessment is not a legal opinion. When the next step is a legal demand, a defense, or advice about default, that work belongs to counsel you engage.

4. Resolution in writing

Before anyone suggests that you change what you pay the resort, you should hold a document that names your interest and says the obligation is released, deeded back, or otherwise ended. A phone call from a salesperson is not that document. A “we are working on it” email from an exit company is not that document.

Timing, said honestly

A rescission notice is a days-long task. A negotiated exit is often a months-long task, and some files take longer than that. A company that quotes a completion date before it has read the contract is selling a calendar, not a result.

Fees

Any fee is explained in writing before paid work begins. We do not publish a rate card, because the work on a five-day-old Florida contract is not the work on a fifteen-year-old deeded week with a loan and a collection file. A partner law firm quotes its own fee.

Bring the contract, not a theory.

A case review starts with the resort, the year you signed, and where the fees stand. Any fee for later work is explained in writing before it begins.
